Stage 01

Move-In

Complete your move-in inspection thoroughly. Document every existing mark, scuff, or issue with photos and report it through the portal on day one. This protects your security deposit at move-out.

Set up auto-pay for rent immediately so you never risk a late fee.

Save the maintenance request portal link and emergency phone number.

Stage 02

Maintenance

Report maintenance issues promptly — a small drip can become a major repair if ignored.

Submit all maintenance requests through PropertyMeld so they’re documented.

Always allow reasonable access for scheduled maintenance and inspections with proper notice.

Stage 03

Lease Renewal

You’ll hear from us approximately 90 days before your lease expires about renewal.

Communicate your plans early — it helps us plan and often results in better terms.

Keep the property in good condition throughout your tenancy. It’s the best leverage you have for a favorable renewal.

Stage 04

Move-Out

Give proper written notice per your lease terms.

Leave the property in the same condition as move-in (normal wear excepted).

Clean thoroughly — professional cleaning charges are the most common security deposit deduction.

Return all keys, remotes, and access devices on your last day.

NC law requires itemized security deposit return within 30 days of vacating.
